SoCalForeclosures.net is a subscription intelligence platform for Southern California real estate investors, wholesalers, and agents who hunt distressed and pre-foreclosure properties. We don't sell you a spreadsheet full of the same leads everyone else has. We build our own data — bot by bot, signal by signal — and correlate it into deals nobody else has surfaced yet.

Every existing foreclosure product on the market gives you a raw list — the same NOD or NTS list that's already in the hands of a hundred other buyers before you see it. By the time you dial the number, the owner has already been called eight times. That's not intelligence. That's commodity.

We do something different. Our AI network is built around 48 specialized signal types — each scanning for one specific sign of distress: tax delinquency, code violations, probate filings, HOA liens, expired permits, utility shutoffs, and dozens more. Then a correlation engine — we call it Phantom — combines every signal into a single Distress Score. Properties with the highest scores get badged as Premium 🔥 or Ultra Premium 💎, and members with matching AutoClaim rules get first look before the property even reaches the public feed.

Off-market only. Every property on the platform is verified as not currently listed on MLS, Zillow, Redfin, or Realtor.com. Not best-effort — enforced in three separate layers of the platform. We don't sell you deals someone else is already working through a Realtor.

Locked lead exclusivity. When you lock a lead, no one else can see the owner's name, trustee details, or auction date until your lock expires. You get a 36-hour window with the option to extend or upgrade to Unlimited hold. You're not fighting a hundred other buyers over the same address.

Ten counties. Under 2% of professionals. Los Angeles, Orange, San Diego, Riverside, San Bernardino, Ventura, Santa Barbara, Kern, Imperial, San Luis Obispo. That's the entire product surface. Lead Member seats are capped at 8,000 — under 2% of the estimated ~400,000 active SoCal real estate professionals and investors. Once seats are gone, they're gone.
